The ZIQUR Real Estate Workforce

The Real Estate Company will comprise the three entities required to make ZIQUR successful, including the Real Estate team, the Estate Management team, and the Repair & Maintenance team, who will all work together at the same offices.

ZIQUR Real Estate

Create

Establish a real estate company to purchase, market, rent and sell real estate for the ZIQUR crowdfunding platform and new ZIQUR property developments.

Analysis

The Real Estate arm will be responsible for the initial research and analysis of potential markets along with real estate investments to present to senior management.

Negotiate

Negotiation of pricing for both purchasing and selling to get the best deal possible, which benefits both the Company and its investors.

Information

Gather data on recently rented comparable properties in the area and to determine optimal rental rates to charge for ZIQUR rental properties.

Screening

Responsibility will also consist of the tenant screening process, such as verifying income, running background checks with credit, employment, rental history criminal lists, and pet information.

Invest

The team will convince tenants to increase their shares in the property they are renting from ZIQUR as much as possible so as to ensure the tenants protect the investment as well.

Purchasing

When purchasing real estate from sellers, the team will act as brand ambassadors, attempting to hold some of the seller’s purchase price as shares of the property rather than an all-cash sale.

Teamwork

The Real Estate team will work from the same offices and hand-in-hand with the Estate Management and Repair & Maintenance teams.

Marketing costs are verified and controlled by the Company, thereby eliminating illicit and extravagant spend, which is common and integrated into budgets amongst third party agents.

ZIQUR RE agents have the opportunity to cross-train on renting / selling new development and resale properties, delivering more opportunities and creating an environment for higher employee retention.

ZIQUR will create the ability for everyone to invest in premium real estate in Southeast Asia from only USD $100, while ZIQUR Real Estate handles everything on the investor’s behalf.

ZIQUR Estate Management

  • The Estate Management team is responsible for the day-to-day operations of the rental properties and act as the liaisons between the Company and the tenants.

  • Stays abreast of local laws and regulations regarding property and landlords-tenants to ensure the Company is abiding by and in compliance with fair housing laws.

  • They provide financial reporting, make required payments, maintain records, provide annual reporting structured for tax purposes, and deliver monthly cash-flow statements.

  • Responding to tenant requests and complaints, dealing with tenant after-hours emergencies, rent collection, handling late payments and evictions will be handled by the Estate Management team.

  • Additional services provided include conducting periodic property inspections, maintenance advisement, seasonal preparations, appliance repair / replacement requests, and preventing code violations.

Costs

Keeps the profits within the Company rather than having to outsource the day-to-day operations, as labor costs in Southeast Asia are much lower than in Western countries, permitting in-house teams at a lower cost.

Service

The in-house Estate Management team will be able to work hard to ensure that the quality of service for its tenants is up to ZIQUR's high standards, while also having efficient and effective control over the properties.

Tenants

By having Estate Maintenance in-house, ZIQUR has the ability to recruit new employees or reassign staff to other locations when needed, rather than relying on an outsourced third party who places profits over quality.

The reporting capabilities of an in-house team tend to be more specific, less voluminous, and employees are incentivized to accurately report issues with meaningful, statistically valid reports.

ZIQUR Repair & Maintenance

Maintenance

Act as the ZIQUR in-house maintenance team who takes care of anything in need of repair within the properties.

Duties

Services include performing normal maintenance duties, landscaping, re-keying doors, remodeling, replacing worn-out parts / appliances, plumbing, electrical, graffiti removal, and pest control.

Accountable

The team is accountable for controlling maintenance costs and determining who holds the responsibility for damaged items between the Company, the tenant and the development.

Advise

They will advise the Estate Management team on the service and maintenance schedules for the devices within the properties, to inform tenants as well as incorporating within the budgets.

Safety

Fire and safety code compliance, such as testing smoke alarms and any safety devices required by ZIQUR or the local government will be one of their duties.

Together

The Repair & Maintenance team will work from the same office and hand-in-hand with the Real Estate and Estate Management teams.
